Against a backdrop of heightened geopolitical uncertainty, developers broadly adopt a wait-and-see stance, preferring to defer decisions until the situation becomes clearer. The 'lag effect' of supply contraction A sluggish construction sector does not immediately translate into falling house prices—but it does exert a pronounced lagged impact on housing supply over the next two to five years. In other words, reduced development activity over the past few years will manifest as persistently tight new-home supply in the years ahead. In fact, the UK has long suffered from a severe housing shortage—a structural problem spanning more than a decade. The country needs approximately 300,000 new homes annually, yet actual completions have consistently hovered just above 200,000. In London, the imbalance is even more acute: annual housing demand stands at roughly 60,000 units, while actual supply often reaches only half that figure.
